that I should vacate the premise by August 31.
I am concerned for my safety.

Basement Room
1000 N Arlington Mill Drive
Arlington, VA 22205
This is to notify you that we have chosen to terminate your tenancy of the room that you are renting at the above address. This constitutes the 30-day notice required by law. You must vacate the premises on or before August 31, 2013, or on the earliest date provided by law. The rent payment is due as usual on August 1, 2013. Payment of rent does not act to cancel this notice.

I have decided to ask you to move. I do not choose to have y9u continue living in the house. No further reason is needed.

Mona—
Feel free to call the Tenant Landlord commission. They will tell you that, after the initial term, the landlord can terminate a lease at any time with 30 days notice. No reason is required.
A month-to-month tenancy can be terminated at any time by either party with 30 days notice.
In a case involving a 30-day notice to a tenant on a month-to-month lease, the landlord
is not required by law to give any reason for the eviction, but simply to show that the
tenant received proper notice.
To quote from the lease:
“Unless notice is given in writing at least 30 days from the rent due date, tenancy shall continue month to month, under the same terms and conditions. “
So you are on a month-to-month lease, and a 30-day written notice is all that is required to terminate that lease.
If you do not move out on time, there will be substantial additional costs, which will be deducted from your security deposit. Rather than arguing about the notice, I would recommend that you focus your efforts on finding another place to live.

Owner and Landlord.

Mr. Rios,
It seems that you forgot we had a 1 year lease.

Note that the end of the lease was specified as October 31, 2012—quite a while back.
I suspect that the term of the lease as it stands would be interpreted as month-to-month. I’m sure that if you had wanted to leave in less than a year from the original lease date, that the lease as it stands would not have prevented you from doing so. That works both ways.
Regardless, the notice that you have received still stands. Please be prepared to vacate the room on August 31, 2013.

The lease also specified it was a one year lease.
